Beware of the 4 most expensive words in home remodeling: ‘As long as we are ..’

Once again, although I know better, these four little words often uttered during a home remodel got me: While we’re remodeling the kitchen, let’s update the powder room! Yeep!

That innocuous little phrase while we are, and its falsely implied convenience, also masquerades as the equally dangerous (and expensive) four words: Where we’re at. … These humble sentences are often followed by the words Why do not we, or we should, or let’s. The next thing you know, your whole house is being torn apart.

My husband and I were in the process of remodeling our kitchen and had chosen new stone for the counters. If you’ve never done this before, you’ll need to buy freeway ramp-sized rock slabs. To avoid unsightly seams in your counters, you often have to buy more panels than you technically need, meaning you have pieces left over. Sometimes big pieces. What you own and will be destroyed unless…

True to my Scottish blood I could not give up all the good quartzite bought and paid for, but where? As? Thing! The guest bathroom upstairs!

A long story short

This is where the tail spin begins. When we bought the Happier Yellow House five years ago, I knew I wanted to remodel this Jack and Jill bathroom. Read also : Not just Fan Bingbing: five other lawbreaking Chinese entertainers. The double sink vanity was designed specifically for children and was only 31 inches high. The standard height of the counter is 36 inches.

Even I feel like a basketball player in this room in my 5’7″ shoes. Since most of our guests are over 4 feet tall, I wanted a full height vanity with new counters. The existing countertop was a sculpted wannabe marble material that flowed right into the sinks. Cool 20 years ago I suppose.

The thought of ripping out the old (hardly used) vanity, finding a new one, buying new sinks and faucets, and pulling out the plated glass mirror that would have to be removed if the counter were moved up seemed daunting and expensive. By my mental guess, which usually falls short, it was around $5,000. So we didn’t do anything.

Overcoming obstacles

When the woman from the stone-laying company came to custom the kitchen countertops, she mentioned the stone scraps. Knowing the potholes, cliffs, and brambles that lay ahead, I said almost nothing, but before reason kicked in, the words were out. See the article : The 50 Best Cheap Home Improvement Products Soaring in Popularity on Amazon. “Just out of curiosity, do we have enough bricks left to build a bathroom upstairs?”

We stood there, two giants, surveying the situation. “You’ve got more than enough stone,” says the counter woman, who has been doing this for 30 years. “Builders don’t make these child-sized sinks anymore,” she added. “Children grow up.”

“In the meantime, you could use a stool,” I said.

Then, as if reading my mind, she removed one project obstacle after another. The same contractor who would do the carpentry work in the kitchen could remove the existing counter and raise the vanity to standard height. Your company could supply new porcelain basins. We could reuse the existing (again hardly used) chrome faucets.

The cost counts

That was beginning to make sense, but the sinking apprehension lingered. How much? She negotiated a price. This may interest you : Brookfield has expanded its home improvement investment with a $ 6.5 billion purchase of UK HomeServe. The quartzite counters and backsplash cost $850 to fabricate and install, including the sink. For the carpenter’s part to remove the old counter and mirror, raise the existing double vanity five inches, install a new toe step, and reconnect the faucets once new counters were installed, $875.

My heart jumped. I mean, when was the last time a home design project cost less than you thought it would? Besides, I wouldn’t destroy a perfect vanity or throw away a good stone. Also, I had both the workers and the materials on hand. In today’s age of supply chain delays and labor shortages, seize the moment when it happens.

I only had one more hurdle. “Treasure?” I approached my husband. “As long as we …”

It can be a big, costly mistake to take on an additional home improvement measure when you’re in the middle of another. But not always. Here’s something to keep in mind the next time those four little words come to mind:

THINK THROUGH: Be wary of impulsive remodeling moves. If the project is one you’ve been thinking about and would like to do, but haven’t had the timing or price right, consider it.

KNOW COST AND SCOPE: Make sure you have a good handle on labor and material costs for your existing project as well as the new project before you begin. To keep costs from skyrocketing, before you commit, know what to buy, what to reuse, and who will do the work for how much.

HAVE WORKERS AND MATERIALS IN HAND: A major benefit of running two projects at the same time is efficiency. Workers can do the work at once. If you have trusted contractors ready to go and the materials are available, you could be ahead of the curve in time, money and hassle.

KEEP INTERRUPTION TO A MINIMUM: Think twice before destroying too much of your home at once. The inconvenience may not be worth it, especially if you have to move out.

DOES THE UPGRADE FIT WITH THE HOUSE?: Make sure the update integrates with the rest of the house. Changes have to work in harmony or the upgrades will look out of place.

WILL THE IMPROVEMENT FIT THE NEIGHBORHOOD?: If resale value is important, and it should be even if you’re not planning to move, make sure your neighborhood can support your home improvement efforts. You never want to be the best house on the block. However, if everyone around you has been updating their decades-old kitchens, you might want to do something to meet market norms.

The listing on Craigslist seemed too good to be true. I was looking for a pair of mirrors to hang over the double vanity in the kitchen…
